The area remained virtually uninhabited by outsiders until the late 1840s when the Mexican government granted land that is now located in the Penngrove real estate market to Juan Castaneda. Much of this land was sold in 1849 to Cotati resident Thomas S. Page.

Interest in Penngrove homes increased during the 1870s after the San Francisco and North Pacific Railroad completed the area’s first railroad terminal. The terminal was located near thriving egg and poultry industries that played an important role in Penngrove’s economy for more than 50 years.
